Design-build remodeling and construction in Wildwood, Florida

Kitchens, bathrooms, room additions, whole-home renovations, commercial build-outs and new homes across Wildwood and Sumter County. One licensed company from the first drawing to the final inspection, with real pricing published below.

Your local remodeler

Wildwood is growing fast. Build with someone local to it.

Wildwood is a short run up US-301 from our Ocala shop, and we are here most weeks: new neighborhoods, new storefronts, and established homes getting the updates they deserve. That growth brings a lot of out-of-town crews chasing quick work. We are not that.

Florida Legacy Construction is a design-build remodeler and residential remodeling contractor working across Sumter County. We remodel Wildwood kitchens and bathrooms, add rooms and extensions onto existing homes, renovate whole interiors, build out commercial space along the FL-44 and US-301 corridors, and build new homes on private lots, all under a Florida building contractor license you can verify in thirty seconds.

Below you will find what each of those services actually involves in Wildwood, what it costs, who reviews your permit, and how to reach us. We publish the numbers because almost nobody in this market does.

Commercial construction in Wildwood FL
One contract, start to finish

Design-build remodeling in Wildwood

Design-build means the drawings and the construction come from one company under one contract. You are not hiring a designer, then bidding the plans out to three builders, then refereeing the two sides when the drawings and the field do not agree.

1. We design it

Measurements, layout options, structural review and a drawing set good enough to permit from. If a wall you want gone is load bearing, we find that out on paper, not on demolition day.

2. We price it

One number from one company, built off the drawings we produced. There is no gap between what was designed and what a builder is willing to build for the money.

3. We build it

Same license, same crew, same project manager through permitting, inspections and final walkthrough. Nobody hands your job off halfway.

The practical value shows up when something goes sideways, and on a renovation something always does. A fixture is discontinued, a slab is out of level, a supply line is somewhere it should not be. Under a design-build contract that becomes a decision we make with you in an afternoon. Under a split design-then-bid arrangement it becomes a change order and a disagreement about whose drawing was wrong.

We use the same approach on custom remodeling work, design build home renovations, and full interior renovations. Whether you call it design build remodeling or design build renovation, it is how we run every job in Wildwood, not a premium tier and not a separate service you pay extra for.

Kitchens

Kitchen remodeling in Wildwood

Kitchens are the largest share of what we build in Sumter County. Some are full gut renovations. Plenty are not, and we are happy to tell you when the cheaper option is the right one.

Cabinet installation

New cabinet installation, including layout changes, pantry and island additions, soft-close hardware and full-height upper runs. We set and scribe everything ourselves rather than subbing the install to whoever the supplier sends.

Cabinet refacing

If your boxes are solid and the layout works, refacing gives you new doors, drawer fronts and finish at a fraction of a full replacement. We will tell you honestly whether your existing boxes are worth keeping.

Counters and finishes

Quartz, granite and solid surface countertops, backsplash tile, sinks and fixtures, undercabinet lighting, and the electrical updates that current code requires once a kitchen is opened up.

Outdoor kitchens in Wildwood

Outdoor kitchens are a genuinely Wildwood request, and one we get more of every year as new construction fills in around FL-44. Built correctly, an outdoor kitchen is a small construction project rather than a patio purchase: it needs a proper slab or reinforced deck, gas or electric supply run and permitted, dedicated GFCI circuits, weather-rated cabinetry that will survive Central Florida humidity, and drainage that does not send water back toward the house.

We build them as part of a lanai enclosure or standalone on an existing patio, and we handle the permit and the inspections the same as any interior work. If you have been quoted an outdoor kitchen by someone who did not mention a permit, that is worth a second look.

Send photos through the free virtual estimate and we will give you a straight answer, including when refacing is the better spend. See the full kitchen remodeling page for project galleries.

Bathrooms

Bathroom remodeling and bathtub installation in Wildwood

Bathrooms are the other half of our residential work, and in this corner of Sumter County they skew heavily toward accessibility and toward getting an aging builder-grade bathroom back to something you actually want to use.

Bathtub installation

New bathtub installation including soaking tubs, alcove tub-shower combinations and drop-in units. Done as permitted work, with the waterproofing, the framing and the drain handled properly instead of set on top of what was already failing.

Tub-to-shower conversion

The most common bathroom request we get in Wildwood and The Villages. A curbless or low-curb walk-in shower with a proper pan, full waterproofing and a linear or center drain, built to be used for the next twenty years.

Full bathroom remodel

Down to the studs: new plumbing rough-in where needed, tile, vanity, lighting, exhaust and glass. Shower installation, door replacement and the small accessibility details that make a bathroom safe without making it look clinical.

A word on the one-day bath products advertised heavily in this market. An acrylic liner set inside an existing tub surround is fast and it is cheap, and for some homeowners that is genuinely the right call. But it does not address what is behind the wall, and if the reason your shower is failing is a waterproofing or a framing problem, a liner hides it rather than fixing it. We will look at yours and tell you which situation you are in.

Planning to stay in this home long term?

Say so up front. Grab blocking, curbless thresholds, comfort-height fixtures and wider door openings cost almost nothing to build in now and a great deal to retrofit later. See aging-in-place remodeling.

More space

Room additions and home extensions in Wildwood

Adding onto an existing home is structural work, not decorating. It needs engineered drawings, a foundation tie-in, a roof tie-in that will not leak in ten years, and a permit. Here is what the three common shapes of project run in this market.

Bump-out addition

$35,000 to $90,000Roughly $400 to $650 per sq ft

Pushing one room out by 40 to 150 square feet. Lowest total cost of the three, but the highest cost per square foot, because design, engineering, permitting, mobilization and the structural tie-in all spread across very few feet.

Single-room addition

$65,000 to $180,000Roughly $250 to $400 per sq ft

A full bedroom, family room, office or enclosed and conditioned lanai. Its own foundation and roof structure, tied into the existing home, with HVAC extended or a dedicated system added.

In-law suite or wing

$125,000 to $300,000Roughly $225 to $350 per sq ft

An attached suite with its own bedroom, bathroom and often a kitchenette, or a multi-room wing. Best cost per square foot of the three, since the fixed costs spread across the most space. A 500 to 700 square foot suite lands lower in the range; a 700 to 900 square foot wing approaches or exceeds the top.

These are planning ranges based on current Central Florida construction costs. They are not quotes and they are not averages of completed jobs. What moves a number inside the range: plans and engineering, structural tie-ins, whether utilities need extending, site conditions, and finish level. HVAC is usually a separate line: allow roughly $3,000 to $8,000 to extend ductwork or add a smaller dedicated system, and roughly $8,000 to $18,000 to replace or substantially upsize the main system. Final requirement is set by load calculations, not by a rule of thumb.

Addition, or separate ADU?

If what you want is a second dwelling rather than more rooms, the rules and the costs are different. Sumter County allows one accessory dwelling on a minimum half-acre lot, and Wildwood sets its own size limits. See ADU construction for the zoning detail, or home additions for the full additions page.

Whole home

Whole-home and interior renovations in Sumter County

Some homes do not need one room fixed. They need the whole interior brought forward at once, and doing it in a single mobilization is meaningfully cheaper and faster than three separate projects across three years.

What a full interior renovation covers

Kitchen and bathrooms together, flooring carried continuously through the house, interior doors and trim, paint, lighting and electrical updates, and the drywall and finish work that ties it together. Where the layout needs to change, that includes removing walls and installing the beams or headers that carry the load afterward.

Why it costs less all at once

One mobilization, one dumpster, one permit cycle, one set of inspections, one flooring order with no dye-lot mismatch, and one crew who already knows the house. The same work split across three separate projects repeats every one of those costs.

This is where a residential remodeling contractor earns the title. Interior renovation work in Sumter County means older homes with original plumbing, panels that will not carry a modern kitchen, and framing that has taken thirty summers of Florida humidity. We look at all of it before we price the finishes, because finding a rotted sill plate after the cabinets are ordered is how renovation budgets get destroyed.

If the layout change you want involves taking out a wall, that is structural, and we handle it in house rather than subbing it out. See structural repairs for load-bearing wall removal, beam and header installation, and joist or subfloor repair.

Real numbers

What remodeling costs in Wildwood

Almost nobody in this market publishes a single price. We do, because a range you can plan against is more useful to you than a free consultation that ends with a number you were not expecting. These are the same ranges we publish for Ocala and The Villages, since our crews and our costs are the same across all three.

These are planning ranges based on current Central Florida construction costs. They are not quotes, and they are not averages of jobs we have completed. Your number depends on your home, your finish selections, your site conditions and what we find once we open the walls. We give you a fixed price on the drawings before anyone starts work.

Paying for it

Renovation financing is available, and if you or your spouse served, there are loan options most contractors in this market never mention. See financing and VA loan options. Wind mitigation upgrades may also qualify under My Safe Florida Home.

Licensing, plainly

Looking for a general contractor in Wildwood?

Most people searching that phrase mean one licensed company that runs the whole job and is accountable for the result. That is exactly what we do. But the word has a specific legal meaning in Florida, and you deserve the precise answer rather than a marketing one.

What we hold

Florida license CBC1268994, a Certified Building Contractor license issued by the Department of Business and Professional Regulation. It covers residential construction and remodeling of any size, and commercial buildings up to three stories. Every project on this page falls inside that scope.

What we would turn down

An unlimited-height commercial structure or a high-rise requires a Certified General Contractor license, which is a different classification. If your project needs one, we will tell you that in the first conversation instead of taking the job and figuring it out later.

Whichever contractor you end up hiring, verify the license before you sign anything. Sumter County's growth has pulled in plenty of operators working without one, and an unlicensed contractor means no permit, no inspections, no recourse, and a problem when you sell. It takes about thirty seconds to check.

Permits

Permits and inspections in Wildwood and Sumter County

We file the permit as the licensed contractor of record. You do not pull it, and you should be suspicious of anyone who asks you to.

Inside Wildwood city limits

City-limits addresses are reviewed through the City of Wildwood's own permitting portal, separately from the county. We confirm your jurisdiction by address before we submit anything, because getting that wrong costs a full review cycle.

Unincorporated Sumter County

Everything outside city limits goes through Sumter County Building Services. Note that The Villages crosses jurisdictional boundaries, so a Villages mailing address does not by itself tell you which office reviews your project.

Architectural review

If your community has an ARC or a deed restriction board, that approval runs parallel to the building permit and neither one substitutes for the other. We prepare and submit that package too, and we build the review time into the schedule up front.

Inspections follow the standard sequence for the work involved: rough-in for anything structural, plumbing or electrical, then insulation and drywall where applicable, then final. Nothing gets covered up before it has been inspected. That is slower than the crew who wants to close your walls on Friday, and it is the entire point.

New construction

New construction and custom homes in Wildwood

Wildwood has open land, and we build on it. If you own a lot or you are looking at one, we can build on it as a design-build custom home rather than a production plan you pick from a binder.

Standard custom

$210 to $250Per conditioned sq ft

A well-built home with quality standard finishes, laid out to your plan rather than a builder's inventory.

Upgraded custom

$250 to $325Per conditioned sq ft

Upgraded cabinetry, tile, trim detail, larger openings and better mechanical systems throughout.

High-end

$325 and upPer conditioned sq ft

Custom millwork, specialty ceilings, premium appliance packages and complex architectural detail.

Conditioned square footage means air conditioned living area. Garages, lanais and covered porches are built and priced, but they are excluded from the per-square-foot math above, which is why comparing a builder's number to ours only works if you know which measurement they are using.

We also build accessory dwelling units in and around Wildwood: garage conversions, attached suites and detached guest homes. Sumter County allows one accessory dwelling on a minimum half-acre lot with a 400 square foot minimum, capped at 40 percent of the principal home, and the City of Wildwood sets its own range of 400 to 1,200 square feet with the same 40 percent ceiling. Villages-area deed restrictions are frequently stricter than either. Full detail is on the ADU construction page.

Questions from Wildwood homeowners

What is design-build, and why does it matter on a Wildwood remodel?

Design-build means the drawings and the construction come from one company under one contract. You are not hiring a designer, then bidding the plans out to builders, then refereeing the two when something does not line up. We draw it, we price it, we pull the permit, and we build it. When a wall turns out to be load bearing or a fixture is discontinued, the fix happens inside one contract instead of becoming a change order argument between two companies.

What does a kitchen remodel cost in Wildwood?

A cosmetic refresh that keeps the existing layout generally runs $12,000 to $28,000. A full kitchen remodel with new cabinets, counters, flooring and electrical generally runs $28,000 to $60,000. A custom kitchen with layout changes, structural work or high-end finishes generally starts around $60,000 and can reach $120,000 or more. These are planning ranges based on current Central Florida construction costs, not quotes and not averages of completed jobs.

What does a bathroom remodel cost in Wildwood?

A bathroom refresh generally runs $5,000 to $14,000. A full bathroom remodel down to the studs generally runs $14,000 to $32,000. A primary suite bathroom generally starts around $32,000 and can reach $75,000 or more. A tub-to-shower conversion, one of the most common requests we get in Wildwood and The Villages, generally runs $12,000 to $25,000.

How much does a home addition or extension cost in Wildwood?

A small bump-out generally runs $35,000 to $90,000, roughly $400 to $650 per square foot. A single-room addition generally runs $65,000 to $180,000, roughly $250 to $400 per square foot. An attached in-law suite or multi-room wing generally runs $125,000 to $300,000, roughly $225 to $350 per square foot. Small structures cost more per square foot than large ones because design, engineering, permitting, mobilization and the structural tie-in spread across fewer feet.

Are you a general contractor?

Most homeowners searching for a general contractor mean one licensed company that runs the whole job and is responsible for the outcome, which is exactly what we do. The precise answer is that we hold Florida license CBC1268994, a Certified Building Contractor license. That covers residential construction and remodeling of any size, plus commercial buildings up to three stories. If your project is a high-rise or an unlimited-height commercial structure, that requires a Certified General Contractor and we will tell you so rather than take the job.

Do you build new homes in Wildwood?

Yes. We build custom homes and accessory dwelling units in and around Wildwood, including build-on-your-lot projects in unincorporated Sumter County. Custom home pricing generally runs $210 to $250 per conditioned square foot for a standard custom build, $250 to $325 for an upgraded build, and $325 and up for high-end work. Conditioned square footage means air conditioned living area and excludes garages, lanais and porches.

Do you install bathtubs and convert tubs to showers?

Yes, both. We install new bathtubs, including soaking tubs and tub-shower combinations, and we do tub-to-shower conversions with a curbless or low-curb walk-in shower. In Wildwood and the surrounding retirement communities the conversion is the more common request, and it is worth doing as a permitted remodel rather than a one-day insert so the waterproofing and the drain are done correctly.

Do you pull the permits for Wildwood and Sumter County?

Yes. We file the permit as the licensed contractor of record. Which office reviews your project depends on your address: properties inside Wildwood city limits go through the city's own permitting portal, and properties in unincorporated Sumter County go through Sumter County Building Services. Because The Villages crosses jurisdictional boundaries, we confirm which office has your address before submitting. If your community has an architectural review committee, that approval is a separate parallel step and we handle the submittal for it.

Do you do commercial work in Wildwood?

Yes. Retail, restaurant and office build-outs along the FL-44 and US-301 corridors are a core part of our commercial business, and our CBC license covers commercial buildings up to three stories. That includes commercial bathroom remodels, tenant improvements and full interior renovations of existing spaces.

Do you serve The Villages, Leesburg and Lady Lake?

Yes. Wildwood sits at the center of our Sumter County work, and we regularly build in The Villages, Oxford, Bushnell, Lady Lake and Leesburg from the same crews and the same schedule. Our shop is in Ocala, minutes up US-301, and we are in this corridor most weeks.
