Adding onto an existing home is structural work, not decorating. It needs engineered drawings, a foundation tie-in, a roof tie-in that will not leak in ten years, and a permit. Here is what the three common shapes of project run in this market.
Pushing one room out by 40 to 150 square feet. Lowest total cost of the three, but the highest cost per square foot, because design, engineering, permitting, mobilization and the structural tie-in all spread across very few feet.
A full bedroom, family room, office or enclosed and conditioned lanai. Its own foundation and roof structure, tied into the existing home, with HVAC extended or a dedicated system added.
An attached suite with its own bedroom, bathroom and often a kitchenette, or a multi-room wing. Best cost per square foot of the three, since the fixed costs spread across the most space. A 500 to 700 square foot suite lands lower in the range; a 700 to 900 square foot wing approaches or exceeds the top.
If what you want is a second dwelling rather than more rooms, the rules and the costs are different. Sumter County allows one accessory dwelling on a minimum half-acre lot, and Wildwood sets its own size limits. Some homes do not need one room fixed. They need the whole interior brought forward at once, and doing it in a single mobilization is meaningfully cheaper and faster than three separate projects across three years.
Kitchen and bathrooms together, flooring carried continuously through the house, interior doors and trim, paint, lighting and electrical updates, and the drywall and finish work that ties it together. Where the layout needs to change, that includes removing walls and installing the beams or headers that carry the load afterward.

Florida license CBC1268994, a Certified Building Contractor license issued by the Department of Business and Professional Regulation. It covers residential construction and remodeling of any size, and commercial buildings up to three stories. Every project on this page falls inside that scope.
An unlimited-height commercial structure or a high-rise requires a Certified General Contractor license, which is a different classification. If your project needs one, we will tell you that in the first conversation instead of taking the job and figuring it out later.
Whichever contractor you end up hiring, verify the license before you sign anything. Sumter County's growth has pulled in plenty of operators working without one, and an unlicensed contractor means no permit, no inspections, no recourse, and a problem when you sell. It takes about thirty seconds to check.
We file the permit as the licensed contractor of record. You do not pull it, and you should be suspicious of anyone who asks you to.
City-limits addresses are reviewed through the City of Wildwood's own permitting portal, separately from the county. We confirm your jurisdiction by address before we submit anything, because getting that wrong costs a full review cycle.
Everything outside city limits goes through Sumter County Building Services. Note that The Villages crosses jurisdictional boundaries, so a Villages mailing address does not by itself tell you which office reviews your project.
If your community has an ARC or a deed restriction board, that approval runs parallel to the building permit and neither one substitutes for the other. We prepare and submit that package too, and we build the review time into the schedule up front.
Inspections follow the standard sequence for the work involved: rough-in for anything structural, plumbing or electrical, then insulation and drywall where applicable, then final. Nothing gets covered up before it has been inspected. That is slower than the crew who wants to close your walls on Friday, and it is the entire point.
