Licensed bathroom and kitchen remodeling, room additions, and damage repair for Lady Lake, Water Oak, and the historic side of The Villages. Real pricing on this page, and a free virtual estimate from your phone.
Lady Lake isn't one kind of housing. The historic side of The Villages, Orange Blossom Gardens and Silver Lake up by Spanish Springs, is mostly 1980s and early-1990s homes, a lot of them manufactured, many with enclosed lanais and original bathrooms. Water Oak Country Club Estates is a gated 55+ land-lease community of manufactured homes. Then there are the site-built neighborhoods along US-27/441 and around the golf courses, plus the new construction going in around Hammock Oaks.
Each of those changes how a remodel gets planned, permitted, and built. A walk-in shower in a 1987 manufactured home starts with a different floor question than one in a block home. A lanai enclosure on the historic side goes through a different approval path than one on a lot in unincorporated Lake County. We sort that out before we price the job, not halfway through it.
Our office is in Ocala, a straight run down US-27/441. Every Lady Lake project gets the same standard as anywhere else we build: state-licensed work under CBC1268994, permits when the scope calls for them, and a written warranty on the workmanship.

Bathrooms and kitchens are most of what we build here. Everything below is done by the same licensed company, under one contract and one schedule.
Tub-to-shower conversions, walk-in and curbless showers, and full bathroom renovations.
Learn More →Cabinets, countertops, soffit removal, and full layout changes.

Learn More →Lanai-to-living-space conversions, bump-outs, and in-law suites.
Learn More →Curbless showers, wider doorways, and grab bar blocking built in.
Learn More →The whole house redone by one contractor, room by room or all at once.
Learn More →Detached and attached guest living, where the lot and local code allow it.
Learn More →Impact windows and doors and roof-to-wall work, including grant-program jobs.
Learn More →Retail, restaurant, and office spaces along the US-27/441 corridor.
Learn More →Most of the Lady Lake calls we get are about bathrooms, and most start the same way: a tub nobody wants to step over anymore, a fiberglass shower that's seen better days, or a soft spot in the floor by the toilet. If you searched bathroom remodeling near me from a Lady Lake address, here's what that work looks like with us.
We pull the tub, build a real shower pan, and finish with tile or solid-surface walls and a low curb or no curb at all. It's the most common bathroom remodel on the historic side, where plenty of homes still have the original tub and shower combo.
$12,000 to $25,000Curbless takes more work under the floor, because the pan has to be recessed to get the slope right. We check the framing and floor system before we promise a zero-threshold entry, not after demo. Grab bar blocking goes in while the walls are open, even if you don't want bars yet.
Priced with the full remodelNew layout, vanity, tile, lighting, ventilation, and plumbing moves. A refresh that keeps the layout runs $5,000 to $14,000. A primary suite with a bigger footprint runs $32,000 to $75,000 or more.
$14,000 to $32,000A lot of Lady Lake bathrooms sit on a manufactured-home floor system. Those floors often use particleboard or OSB decking that swells and weakens once a slow leak gets into it, and the damage usually runs farther than the soft spot you can feel. We open it up, cut back to sound material, and rebuild the floor before any tile goes down. That's the step a cheap bid skips, and it's why a new tile floor can crack six months later.
Wider doorways, a comfort-height toilet, a bench in the shower, a handheld on a slide bar, and lighting you can actually see by. None of it has to look clinical. If you're planning to stay in your Lady Lake home for the long haul, it's cheaper to build these in during the remodel than to add them later. More on our aging-in-place remodeling page.
Lady Lake home repair covers everything from a dripping faucet to a tree through the roof. We're set up for the second kind. If the damage has to be opened up, rebuilt, inspected, and closed back in, that's our work. If it's a single fixture swap, a plumber or handyman will get it done faster and for less.
After remediation clears the space, we put it back: framing repairs, insulation, drywall, subfloor, cabinets, and the bathroom or kitchen that got torn out. We read the remediation report before we price, since it tells us what came out and what still needs attention.
Rotted lanai posts, sill plates, and wall framing around old doors and windows. We replace structural members with the right material and connections instead of sistering over rot and painting it.
Broken trusses, damaged roof decking, crushed wall sections, and doors or windows knocked out of square. Structural repair runs under our license and gets permitted. See structural repairs for the full scope.
Siding replacement where damage or rot got behind it, plus the sheathing, flashing, and trim underneath. We handle siding as part of a damage repair or an exterior remodel, not as a standalone siding crew.
We'll build our own line-item repair estimate from what we find on site, and you can hand that to your carrier. We don't interpret your policy or negotiate your claim. That's between you, your insurance company, and a licensed public adjuster if you decide to hire one. What we can tell you is what the repair actually takes to be done right and to code.
Foundation repair, standalone roof replacement, and small handyman lists. Saying so up front saves you a site visit that ends in a referral.
Lady Lake kitchens from the 1980s and 1990s tend to share a few things: soffits over the upper cabinets, a closed-off galley or U-shape, laminate counters, and one light fixture in the middle of the ceiling. The good news is that most of that can change without moving plumbing.
New cabinets or doors in the same layout, countertops, backsplash, sink, and lighting. The quickest way to take a dated kitchen current.
$12,000 to $28,000New cabinets, counters, flooring, electrical brought to current code, and layout changes like pulling soffits or opening a pass-through to the living room. Most Lady Lake kitchen remodels land here.
$28,000 to $60,000Wall removal, relocated plumbing, islands, and higher-end cabinetry. If a wall is coming out, we confirm whether it's load-bearing before anything else gets priced. Here's what load-bearing wall removal costs.
$60,000 to $120,000+Manufactured-home kitchens are doable too. The difference is that cabinets and counters have to be sized and anchored for the wall and floor system that's actually there, and heavy stone tops get a harder look at what's underneath them. More detail on our kitchen remodeling page.
Lots on the historic side run small, often around an eighth of an acre, so building out usually means building into space you already have. The lanai is the most common starting point. It's under roof, it's on a slab, and a lot of them are already half a room.
Turning a screened or glass lanai into heated and cooled square footage means insulated walls, windows or doors rated for the opening, electrical, and a way to cool it. It's new living area, so it gets a permit. We price it after a site visit, because the existing slab and roof drive most of the cost.
Priced after a site visitA bump-out runs $35,000 to $90,000, and a single new room runs $65,000 to $180,000. Larger lots in unincorporated Lake County usually leave more room to work with than a Villages lot does.
$35,000 to $180,000An attached suite with a bedroom, bath, and sitting area. Lake County has its own ADU rules for unincorporated lots, and the Town of Lady Lake applies its own code inside town limits, so we check the address first.
$125,000 to $300,000See room additions and home additions for sizing and plans, and ADU construction for how the county rules work.
These are the same planning ranges we publish for every city we serve. They're ranges, not quotes, based on current Central Florida construction costs. Where your project lands depends on what's behind the walls and what you pick.

A Lady Lake mailing address doesn't tell you who issues the permit. Where the property actually sits does, and we confirm it for every address before we price, since it changes review time, fees, and what the inspector looks for.
The town runs its own building services under Growth Management, including plan review and inspections. Contractors have to register with the town before pulling a permit there, with a state license and insurance certificates on file. Town of Lady Lake permits.
Addresses outside town limits go to Lake County Building Services. The county doesn't review permits inside incorporated towns, so you won't deal with both offices on one address. Lake County Building Services.
The Villages runs across Lake, Sumter, and Marion counties. The historic side is in Lake County, but a Villages address farther south can land in Sumter, each with its own building department. Sumter County Building Services.
On a Villages home, historic side included, exterior changes like a lanai enclosure, new windows, or an addition usually need approval under the deed restrictions. That approval is separate from the building permit. We help you put the submittal together so one doesn't hold up the other.
On larger jobs, Florida requires a notice of commencement recorded with the county clerk before the first inspection. We prepare it and walk you through signing it.
Between the historic side and Water Oak, a big share of Lady Lake homes are manufactured. We work on them. We're also straight with you about where the line is.
Bathroom and kitchen remodels, tub-to-shower conversions, flooring and subfloor rebuilds, interior door and wall changes that don't touch the home's structure, and water damage put-back.
Anything that ties new structure into a manufactured home, like an addition or an enclosed room hung off the existing roof. Some of those work with the right engineering and some don't. We'll tell you which one yours is before you pay for drawings.
In a land-lease community like Water Oak, you own the home but not the lot, so community management usually has to sign off on exterior work. Check your lease or call the office before we schedule anything on the outside of the home.
Whether you find us or someone else by searching remodeling contractors near me, these are the checks worth making before you sign anything.
More on this in why licensing matters and our process.
Fruitland Park, just south between Lady Lake and Leesburg, is part of the same run for us. These are the other nearby areas we cover.

Lady Lake permits run through the Town of Lady Lake or Lake County depending on the address, and a Villages home near the line can fall under Sumter. We handle the right process for each. Verify license CBC1268994 on MyFloridaLicense.com before hiring anyone, including us.
Yes. Water Oak, Orange Blossom Gardens, Silver Lake, and the rest of the historic side are all regular territory for us, along with the site-built neighborhoods around Lady Lake and Fruitland Park. We run the job from our Ocala office, a straight shot down US-27/441.
It depends on where the property sits, not the mailing address. Inside town limits, the Town of Lady Lake issues it. Outside town limits, it's Lake County. A Villages address near the county line can fall under Sumter County instead. We confirm it for your address before we price the job.
Yes, for most interior work. Bathrooms, kitchens, tub-to-shower conversions, and subfloor rebuilds are all common for us. Adding new structure to a manufactured home, like an addition tied into the roof, gets a harder look, and we'll tell you before you pay for drawings whether yours is a good candidate.
A bathroom refresh that keeps the same layout runs $5,000 to $14,000. A full bathroom remodel runs $14,000 to $32,000, and a primary suite with a larger footprint runs $32,000 to $75,000 or more. Floor damage under the old tub or toilet is the most common thing that moves the number.
Most tub-to-shower conversions run $12,000 to $25,000. Where you land depends on the wall system, curb height or curbless, glass, and what the floor looks like once the tub comes out.
Not usually. We handle repairs that have to be opened up, rebuilt, and inspected, like water and mold damage, rotted framing, storm or tree damage, and impact damage. For a single fixture or a short handyman list, a plumber or handyman will be faster and cheaper.
We'll build our own line-item repair estimate from what we find on site, and you can give that to your carrier. We don't interpret your policy or negotiate your claim. That part is between you, your insurance company, and a licensed public adjuster if you use one.
Usually, yes. Exterior changes on a Villages home, historic side included, typically need approval under the deed restrictions, separate from the building permit. In a land-lease community like Water Oak, community management usually has to sign off on exterior work too.
We're the contractor, not a lender, but we work with homeowners using several ways to pay, including remodeling financing and VA loan options for veterans. Our financing page lays out what's available.
