These are planning ranges, not a quote. They are calculated from conditioned living area; garages, lanais, porches, and other non-conditioned areas still cost money but should not be treated as though every square foot costs the same. Land, well, septic, power service, clearing, fill, driveway, landscaping, pools, and unusual impact or utility fees are separate and vary widely by parcel. We price those items line by line instead of hiding them in a vague allowance.

Square footage works against you in reverse

Smaller homes cost more per square foot, not less. Kitchens and bathrooms are the expensive rooms, and a 1,400 square foot home has the same number of them as a 2,400 square foot home.

Simple rooflines save real money

Every hip, valley, and bump-out adds framing, roofing, and flashing labor. A cleaner footprint buys you better finishes for the same budget.

Pulling a residential building permit for new construction means a coordinated package of plans, engineering, energy calcs, septic or sewer approval, and site documentation, and every county wants it slightly differently. We assemble and submit that package as part of the contract, and we own the corrections if the reviewer sends anything back.

Do you build on my land, or only in your own subdivisions?

We build on your land. Florida Legacy Construction is a build-on-your-lot builder, which means you own the parcel and we build the home you want on it. We do not require you to buy a lot from us and we do not restrict you to a plan catalog.

How much does it cost per square foot to build in Marion County?

For early budgeting, a one-off custom home in the Ocala and Marion County market commonly starts around $210 to $250 per conditioned square foot for a straightforward standard custom build, around $250 to $325 for an upgraded custom build, and $325 or more for high-end work. For scheduling, we normally carry about 4 to 8 weeks after a complete permit package is submitted. Do I need to own land first?

It helps, but not always. If you are still shopping for a lot, we are glad to look at candidates with you, since site conditions affect cost more than most buyers expect.

What does it cost to put a well and septic on a rural lot?

It depends on depth, soil, and drainfield requirements, which is why we get quotes on your specific parcel instead of guessing. What we will not do is bury it in a vague allowance and surprise you at draw three.

Can you work with plans I already have?

Yes. We build from your architect's plans, plan sets you have purchased, or we can help you develop plans from scratch.

How do payments work on a custom build?

Construction is paid in draws tied to completed milestones, whether you are paying cash or through a construction loan. Everything is scheduled in the contract before we break ground.
