Scope and corners. A dramatically lower bid usually means something is missing: permits, insurance, proper prep work, or the intention to finish. We would rather explain our number line by line than win a race to the bottom.

It depends on scope. Cosmetic updates usually do not. Structural changes, moved plumbing, and new circuits typically do. We tell you what your project requires up front and pull the permits when the work calls for them.

Yes. Load-bearing wall removal is one of the most common requests we get during kitchen remodels and whole-home renovations. We coordinate with a structural engineer for the beam sizing, pull the permit under our building contractor license, install the LVL or steel beam, and carry it through inspection. If a contractor offers to take out a load-bearing wall without an engineer and a permit, that is a serious red flag.

No. We do not take on foundation repair, slab lifting, or piering work. That is a specialty trade with its own equipment and licensing. We handle structural framing above the foundation: beams, headers, joists, load-bearing walls, and rot or termite damage. If you have a foundation issue, you want a foundation specialist, not a general contractor.

Usually yes. Sagging floors typically trace back to undersized, damaged, or overspanned joists. We open up the area, identify the cause, and repair it by sistering joists, adding a beam and posts, or replacing rotted members. We find this often during bathroom remodels, where a long-running leak has damaged the framing under the subfloor.

Yes, on buildings up to three stories. That covers load-bearing modifications for tenant build-outs, structural steel and beam work, repair of compromised members, and framing new storefront openings.
