Flooring Materials for Central Florida Homes

Porcelain and Ceramic Tile

$6 to $18 per sq ft installed

The most popular flooring choice in Central Florida. Handles humidity perfectly and holds up to heavy traffic. Large-format porcelain tile (24x24 or larger) has become the most requested size in Marion County over the past five years.

Luxury Vinyl Plank (LVP)

$5 to $12 per sq ft installed

100% waterproof and good at mimicking the look of hardwood without hardwood's humidity sensitivity. Works well in all rooms including bathrooms. The fastest-growing flooring category in Marion County. Good value for the cost.

Hardwood

$8 to $22 per sq ft installed

Hardwood can work in Central Florida homes with proper subfloor moisture barriers and HVAC management. Best in bedrooms and living areas. Not recommended in bathrooms or kitchens without special treatment. Engineered hardwood handles humidity better than solid hardwood.

Natural Stone

$12 to $35 per sq ft installed

Travertine and marble are popular in high-end Marion County homes. Both require sealing in Florida's humid environment. Heavy subfloor must be assessed for load capacity before installation.

Why Humidity Matters for Flooring in Central Florida

Central Florida has average humidity levels of 70 to 80 percent for much of the year. This affects every flooring material differently. Hardwood and laminate absorb moisture and expand. Vacation homes that sit empty are at higher risk. Hardwood and laminate floors can cup, buckle, or separate at the seams.

Tile and LVP do not absorb moisture and are not affected by humidity changes. This is why tile and LVP account for the large majority of flooring installations in Marion County. Florida Legacy Construction recommends tile or LVP for any home that may be unoccupied for extended periods. Both handle humidity without HVAC management.

The Subfloor Moisture Test

Before any hardwood installation in Central Florida, Florida Legacy Construction tests the concrete subfloor for moisture vapor emission. The test measures how much moisture is passing through the slab. If the reading is too high, a moisture barrier or sealer must be applied before installation. Skipping this step is the leading cause of hardwood failure in Florida homes.

Subfloor Preparation in Marion County

Most Marion County homes are built on concrete slab foundations. The concrete slab is the subfloor. Before any flooring is installed, the slab must be checked for:

  • Levelness: Tile requires a flat subfloor within 3/16 inch per 10 feet. High spots and low spots must be ground down or filled before tile installation.
  • Cracks: Cracks in the slab must be filled with a flexible compound before tile installation. Unfilled cracks transfer through tile and cause cracking at the grout lines.
  • Moisture: As noted above, concrete emits moisture vapor. LVP and hardwood both require moisture testing before installation on slab.
  • Existing adhesive: Old flooring adhesive left on the slab from a previous installation must be removed before new flooring goes down.

Subfloor preparation is included in Florida Legacy Construction's flooring installation estimate. We do not install flooring over unprepared subfloor.

Frequently Asked Questions

What is the best flooring for Central Florida homes?

Tile and LVP are the best choices for Central Florida. Both handle the region's humidity without warping, swelling, or separating at the seams. Large-format porcelain tile is the most durable option for high-traffic areas. It holds up well to the cleaning that Florida's sandy soil demands. LVP is a good cost-effective alternative that is 100 percent waterproof and works well in all rooms including bathrooms.

Can I install hardwood flooring in a Central Florida home?

Yes, with precautions. Engineered hardwood handles Florida's humidity better than solid hardwood. Both require a subfloor moisture test before installation. The HVAC system must run year-round to keep humidity below 60 percent. Hardwood is not recommended for bathrooms or kitchens. It is not a good choice for vacation homes or rental properties that may sit empty for extended periods. Florida Legacy Construction tests subfloor moisture before any hardwood installation.

How much does flooring installation cost in Marion County?

LVP runs $5 to $12 per square foot installed. Tile runs $6 to $18 per square foot. Engineered hardwood runs $8 to $18 per square foot. Natural stone runs $12 to $35 per square foot. These costs include subfloor preparation, material, and installation. Florida Legacy Construction provides a fixed written estimate after measuring the space and assessing the subfloor condition.

Does flooring installation require a permit in Marion County?

Standard flooring replacement does not require a permit in Marion County. Structural subfloor work may require a permit. Examples include replacing damaged joists or adding a subfloor layer over a cracked slab. Florida Legacy Construction advises on permit requirements after assessing the subfloor condition at the estimate visit.

How long does flooring installation take?

A single room takes 1 to 2 days. A full home flooring replacement runs 3 to 7 days depending on home size and material. Tile takes longer than LVP because of the grout cure time. Subfloor preparation work adds time before the flooring goes down. Florida Legacy Construction provides a written schedule at the estimate stage.

Can you match existing tile in a bathroom or kitchen?

It depends on the tile. If the existing tile is a current product line still in production, we can match it exactly. Discontinued tile can sometimes be matched with a close substitute. If an exact match is not possible, we advise on options that blend new and old tile. We can also replace both areas with a new consistent material. We discuss matching options at the estimate visit before ordering any material.
